Before booking the property, I sent a message to Derek asking if there was a limit on how low the AC can be turned (we like it 65 at night and 73 during the day). He said no, and I went ahead and booked. A week before our stay, he sent me a message saying they had their annual service done on the AC and that it was recommended it not be set less than 72 degrees, and that he would let us out of the booking with no fees if it was a deal breaker. We thought about it, decided to bring some floor fans with us, and continued with our stay. One of the parties in our group arrived 2 hours before us and the house was 80 degrees. When we arrived, it was still at 78 and hadn't gotten any lower than that a couple of hours later. We decided to go purchase two portable AC units as it was becoming very clear that the house wouldn't be getting any cooler than that. The coldest it ever got, with the 2 portable AC units running 24/7 and all ceiling fans and floor fans on, was 73 degrees. The two bedrooms by the secondary bathroom were several degrees warmer than the rest of the house. Pros: location and neighborhood were great/quiet. Plenty of parking for our 3 vehicles, boat and jetski. Kitchen was well stocked. Derek was very responsive. Cons: Hot, beds in all rooms except for master were really hard, carpet was stained and pretty dirty looking, baseboards were dirty, just overall didn't feel the cleanest. I would say the property is fine, not great and could use some upkeep/freshening up.
